New Planning Proposal at Daneswell on Botanic Road
Developers for the Smurfit Printworks site issued fresh planning proposals last Thursday July 2nd. This comes after planning proposals for the site were rejected by An Bord Pleanála last June.
It's important that we bring this disused site back into use and deliver additional housing for the area. However, it's also crucial that
the design is got right and fits in with the area;
the type of apartments meet the demand for housing in the area;
the proposals adequately address the issue of access onto what is already a very busy road.

A few observations on the fresh planning application:
The current proposal is for 240 apartments (previous proposal 299).
Slight change in the composition of the development; proportionally less two bed apartments and slightly more one bed apartments. Overall the current proposal is for 97 one bed apartments, 137 two beds and 6 three beds.
The height of two blocks has been reduced from 9 storeys to 7 storeys. The other three blocks range in height from 5-6 storeys.
Vehicular access: the current entrance will be closed off with a new one opened up adjacent to the Smurfit building. At first glance, it seems that more work will have to go into thinking about this junction to ensure that it doesn't create additional havoc on what is already a very busy road.
No doubt the new planning application is of huge interest to the local community in Glasnevin and surrounding areas.
